For many homebuilders, obtaining a construction loan from a traditional bank can be a tedious, frustrating, and time-consuming process — often not worth the effort. JJJ Capital fills this gap by providing a more efficient and flexible private lending alternative.
When a builder approaches JJJ Capital for a construction loan, we conduct a thorough review of both the builder and the proposed project. This includes the builder's experience and track record, details of the subject property and surrounding neighborhood, home size and construction plans, construction budget and draw schedule, projected home value upon completion, and desired loan term (typically 12–18 months).
If, after review, JJJ Capital determines that the project is a suitable lending opportunity, it will notify its investor pool via email of the upcoming private lending opportunity. The complete investment package will be available for investors to review on this website.
For every loan, JJJ Capital participates with a minimum 10% investment of the total loan amount. JJJ Capital also oversees the loan throughout its duration, which includes conducting regular on-site inspections during construction and verifying progress before each builder-requested draw to ensure work aligns with the construction schedule.
When an investor chooses to participate, the investor sends funds directly to the title company. This ensures that each investor is named on both the Deed of Trust and the Promissory Note for their respective share of the investment, with JJJ Capital named as the ownership of interest for the remaining undistributed loan amount. If new investors participate in subsequent draws, they will be assigned a proportional share of the Deed of Trust and Promissory Note to reflect their contribution.
On the monthly anniversary of the initial loan funding (first draw), the builder makes interest payments to the account servicing company. This servicing company collects payments from the builder and distributes each investor's share of the interest accordingly. Investors continue to receive monthly interest payments until the loan is fully repaid — either through the sale of the completed home or a refinance with another lender. When the loan is paid off in full, the account servicing company disburses the investor's principal and any final interest owed directly to the investor.

Jamie Argueta has been involved in real estate for over 30 years. He was a real estate developer in Southern Arizona for over 20 years, directly managing master-planned communities, residential subdivisions, custom lot subdivisions, and commercial properties from raw land to builder-ready. He has negotiated over $60M in land sales to builders and commercial developers in Southern Arizona. Jamie is focused on the private lending opportunity systems to ensure the investor experience is optimized and every investor is informed before and after the loan opportunity process.
As a licensed mortgage loan originator over the past 5 years, Jamie has originated over $125M in mortgages.

John Rallis has been lending for over 20 years and exclusively in private lending for the last 16 years. John has placed over 1,400 hard money loans totaling well over $250,000,000. In addition, John currently owns nearly 30 rentals in Tucson, AZ. John has extensive experience in property evaluation and market analysis. His ability to assess risk and negotiate terms with borrowers are vital aspects in underwriting any loan prospect.

John Entz has been a real estate investor in Illinois, California, and Arizona over the course of the last 10 years. He has spent most of his career in television sports management working with a variety of sports networks. John is focused on investor relations and strategy.
